O'ahu Real Estate Market Wrap-Up: 2025 Ends with Stable Sales and Shifting Dynamics

The Oʻahu housing market closed out 2025 showing resilience amid changing economic conditions. Mortgage rates, insurance costs, affordability pressures, and evolving buyer behavior all played a role in shaping the year’s real estate trends. While overall sales volume remained relatively steady compared to 2024, increased inventory provided buyers with more options, and sellers navigated a more competitive market—particularly in the condo segment.

Below is a summary of key insights from December 2025 Oʻahu real estate statistics and trends that defined the year across single-family homes and condominiums.

2025 in Review:

  • Total home sales increased 0.6% year-over-year, with combined single-family home and condo transactions showing modest growth.
  • Single-family home sales rose 3.5%, while condo sales declined 1.1% for the year.
  • In total, 2,890 single-family homes and 4,408 condos sold on Oʻahu in 2025.
  • The median price for single-family homes increased 3.5% to $1,139,000, reflecting continued demand for detached homes.
  • Condo median prices softened 1.5% year-over-year to $507,250, influenced by affordability concerns and higher ownership costs.
  • Homes took longer to sell, with median days on market rising to 23 days for single-family homes and 44 days for condos, signaling a more balanced market.

December Snapshot:

  • Single-family home sales jumped 18.4% year-over-year, totaling 270 transactions.
  • Condo sales increased 11.5%, reaching 360 sales for the month.
  • The median single-family home price climbed 4.3% to $1,100,000.
  • Condo median prices declined 5.2% to $512,000, following December 2024’s record high.
  • Median days on market increased for condos from 36 to 44 days, while single-family homes edged up slightly from 20 to 22 days.
  • New listings declined, down 7.9% for single-family homes and 1.3% for condos.
  • Active inventory for single-family homes decreased 5.9% from year-end 2024.
  • Condo inventory remained elevated, up 12.3% year-over-year, giving buyers more choices.

What This Means for Buyers and Sellers:

“In 2025, Oʻahu’s housing market was shaped by a combination of economic, financial, and policy-related factors that influenced how buyers and sellers approached the market,” said the  President of the Honolulu Board of REALTORS®. “While overall activity remained steady, increased inventory, shifting costs, and broader uncertainty changed the pace and dynamics of transactions across both markets.”

As we move into 2026, Oʻahu real estate trends point toward continued opportunities for well-prepared buyers and strategic sellers. With inventory levels adjusting and pricing stabilizing in certain segments, working with a knowledgeable REMAX Hawaii Realtor is more important than ever.
